Built on a constrained urban site, the development required extensive coordination between design teams, trade partners, inspectors, utility providers, and surrounding stakeholders. The scope included demolition of an existing structure, new multifamily construction, utility coordination, façade management, design revisions, and project closeout through final occupancy.

CONSTRUCTION MANAGEMENT SCOPE
Envision Builders managed the project from early site work through final Certificate of Occupancy. Responsibilities included schedule management, trade coordination, design team collaboration, field issue resolution, utility coordination, city inspection management, and project closeout.
Due to the tight urban infill conditions, the project required careful sequencing, coordination around neighboring properties, pedestrian and street management, and efficient use of limited laydown and staging areas.

The original exterior design featured a Swisspearl-style façade system. Through coordination with the design team and SDCI, an alternate cladding solution was approved that maintained the intended architectural appearance while improving constructability and supporting project budget goals.
