Envision Builders provided construction management leadership for this 73-unit urban infill multifamily development in Seattle. The project included a combination of market-rate and affordable housing and reached final Certificate of Occupancy in 2023.

Built on a constrained urban site, the development required extensive coordination between design teams, trade partners, inspectors, utility providers, and surrounding stakeholders. The scope included demolition of an existing structure, new multifamily construction, utility coordination, façade management, design revisions, and project closeout through final occupancy.

The project demonstrates Envision Builders’ ability to successfully manage complex urban multifamily developments while navigating evolving design requirements, tight site logistics, and city coordination challenges.

CONSTRUCTION MANAGEMENT SCOPE

Envision Builders managed the project from early site work through final Certificate of Occupancy. Responsibilities included schedule management, trade coordination, design team collaboration, field issue resolution, utility coordination, city inspection management, and project closeout.

Due to the tight urban infill conditions, the project required careful sequencing, coordination around neighboring properties, pedestrian and street management, and efficient use of limited laydown and staging areas.

PROJECT CHALLENGES

The project involved several major construction and coordination challenges, including:

  • Demolition of an existing structure prior to new construction

  • Tight urban site conditions with restricted staging space

  • Multiple design revisions during active construction

  • Sewer vault redesign and utility reconfiguration

  • Exterior façade coordination and material approvals

  • City review and inspection coordination

  • Schedule impacts caused by surrounding construction activity in the Uptown / Climate Pledge Arena area

The original exterior design featured a Swisspearl-style façade system. Through coordination with the design team and SDCI, an alternate cladding solution was approved that maintained the intended architectural appearance while improving constructability and supporting project budget goals.
